How Florida DBPR Renewal Cycles Work

Florida's Department of Business and Professional Regulation manages many licenses on a biennial cycle, but the deadlines and requirements vary sharply by profession. Getting the wrong cycle in your head is how renewals slip.

Real estate sales associates and brokers renew by September 30 of even-numbered years. Certified construction contractors renew by August 31 of even-numbered years; registered contractors renew in odd-numbered years. These dates are absolute — there's no automatic extension.

Real Estate: The First-Renewal Trap

The most dangerous deadline in Florida real estate licensing is your first renewal. Sales associates must complete 45 hours of approved post-licensing education before their initial expiration date. Brokers need 60 hours.

Miss that deadline — even by one day — and your license is null and void. Not delinquent. Not suspended. Void. You cannot simply pay a late fee. You have to retake the pre-licensing course and pass the state exam again, as if you'd never been licensed.

For subsequent renewals, the requirement drops to 14 hours of continuing education biennially. The fee is $64 for sales associates and $72 for brokers, with a $25 late penalty for delinquent submissions. The $5 Unlicensed Activity Fee (under Florida Statute 455.2281) applies for the September 30, 2026 cycle, bringing totals to $69 and $77 respectively.

Construction Contractor Renewals

DBPR CILB fees changed for filings submitted after September 2, 2025. Active individual renewals are $130 ($180 if you're qualifying a business). Inactive renewals are $55. Switching from active to inactive costs $105, and reactivation runs $230.

Contractors must complete 14 hours of board-approved CE every two years, including mandatory structural core topics. A new requirement starting with 2026–2027 CE packages adds one hour specifically covering cementitious cladding, stucco, plastering, and lath repair methodologies. If you're licensed mid-cycle, your CE hours are prorated based on months of active licensure.

The Null-and-Void Cliff

Let your license stay delinquent through two consecutive renewal cycles — four years — and it's automatically null and void under Florida Statute § 475.183. Reinstatement from null-and-void status requires a board petition demonstrating extreme illness or severe economic hardship, a $250 reactivation fee, and proof of 16 hours of approved CE. If the board denies the petition, you start over with a new application and exams.

The reinstatement math is punishing: application fees, background checks, exam fees, and months of waiting versus the cost of renewing on time.

Local County Requirements Stack On Top

A Florida state license doesn't automatically satisfy your local county requirements. Miami-Dade County requires 16 hours of CE every two years — two hours above the state standard — including modules on Chapter 10 of the Miami-Dade Code and Florida Construction Lien Law (Statute 713). Local renewal fees run $240 for journeymen and $315 for masters.

Broward County staggers specialty contractor renewals alphabetically — A-K on even years, L-Z on odd — with 4 hours of local CE by August 31. Palm Beach County requires 14 hours of local CE by September 30 of odd-numbered years.

It's common to successfully renew the state license while letting a county competency certificate lapse. The result: active state registration but no local permitting privileges.
