Annual Renewal Is Non-Negotiable

Every MSBOC contractor license — commercial and residential — requires annual renewal. Miss the window and your license lapses. That means you can't legally bid on projects above the state thresholds, and any work performed while lapsed exposes you to unlicensed contracting penalties.

MSBOC uses an annual renewal cycle. Complete your renewal by the current MSBOC deadline to keep the license current, and confirm the current deadline and any reinstatement rules with the board.

What You Need for Renewal

The renewal requirements mirror a stripped-down version of the original application:

• Financial statement required for your classification — for commercial and mechanical classifications, a reviewed or audited CPA statement dated within the prior 12 months; for residential, a dated GAAP balance sheet showing the $20,000 minimum net worth
• Current general liability insurance certificate with MSBOC listed as certificate holder, maintaining the $300,000/$600,000 minimums
• Current workers' compensation certificate if you employ five or more workers
• Renewal fee — check the current schedule on msboc.us, as fees adjust periodically
• Updated business information — any changes to your entity name, address, qualifying party, or corporate structure must be reported

If your qualifying party has left the business since the last renewal, you have a problem. The MSBOC requires a designated qualifier at all times. You'll need to file a new qualifier designation and potentially have that person pass the state exams before the license can be renewed.

The 2026 Email-Only Transition

Starting in the 2026 renewal cycle, MSBOC is eliminating paper renewal notices entirely. Annual renewal notices will be sent exclusively by email.

This is a significant change. If your email address on file with the Jackson office is outdated, you may miss your renewal notice. Keep the address current and do not rely on the notice alone to track the renewal deadline.

Update your email with MSBOC now if you haven't already. Then set your own calendar reminder 90 days before renewal to make sure you don't rely solely on their notification.

CPA Statement Timing

For classifications that require a CPA-reviewed or audited statement, the financial statement is the renewal component most likely to cause delays. Contact your CPA at least 60 to 90 days before the deadline; rushing the process increases the risk of errors that the board will reject.

Start the CPA engagement 60 to 90 days before your renewal deadline. The statement must be dated within 12 months of submission, so timing matters — too early and it may expire before the board processes your renewal.

A common mistake: making major capital distributions or partner buyouts in the months before renewal, then discovering your net worth has dropped below the $20,000 specialty threshold. Review your balance sheet with your CPA before making any large withdrawals.

What Happens If You Lapse

If your license expires:

• You cannot legally perform or bid on work above the applicable state thresholds (commercial/public works over $50,000; new residential over $50,000; residential remodeling over $10,000)
• Any contracts signed while unlicensed may be voidable
• Your mechanic's lien rights on current projects could be invalidated
• The MSBOC's public directory (updated weekly on Wednesdays) will show your license as inactive, which general contractors and project owners can check

Contact MSBOC for the current reinstatement requirements, and do not resume threshold-triggering work until the board confirms that your license is active.

Local License Renewals Are Separate

Remember that the MSBOC renewal only covers your state contractor license. If you hold local municipal trade cards (master plumber registrations in Jackson, Gulfport, Southaven, or other cities), each municipality has its own renewal cycle, fees, and requirements.

Some cities require annual renewal of the local contractor registration fee (Gulfport charges $100 per year) and updated local bond and insurance certificates. These don't synchronize with the state renewal — you're managing multiple calendars.
