Oklahoma Notary Signing Agent Requirements
Signing Agent Is Not a State License
Oklahoma does not issue a separate "signing agent" credential. The title "Notary Signing Agent" or "Loan Signing Agent" is a commercial industry designation, not a state-issued license. Title companies, signing services, and lenders use it to identify notaries who are trained and vetted to handle real estate loan document signings.
The foundation of every signing agent career is an active, fully bonded Oklahoma notary public commission. Without that, no signing service will work with you.
The State Commission Comes First
Before pursuing any commercial signing agent certification, you need to complete the standard Oklahoma notary commissioning process:
- Apply through the Secretary of State ($50)
- Pass the OSBI fingerprint-based background check (up to $50)
- Receive your commission certificate
- Purchase a $10,000 surety bond
- Take the Oath of Office and Loyalty Oath before an active Oklahoma notary
- File the bond, oaths, and seal impression with the Secretary of State ($25)
Only after your commission is fully active — meaning the Secretary of State has approved your filed documents — can you begin working as a signing agent.
Commercial Certification
Most signing services require or strongly prefer that you complete a recognized signing agent training course. The National Notary Association (NNA) offers the most widely accepted certification, and other organizations like the Loan Signing System and Notary2Pro also provide training.
These courses typically cost $100 to $300 and cover:
- How to identify and present loan document packages
- Proper execution of acknowledgments, jurats, and signature pages for mortgage documents
- Common errors that cause document rejection by title companies
- Compliance rules specific to real estate closings
Many signing services also run their own background checks on signing agents, separate from the OSBI check you already completed for your notary commission.

The Business Reality
Signing agents earn per appointment, not per signature. Fees for a standard loan closing package typically range from $75 to $200 per signing, depending on the complexity of the document package, your location, and whether it's a purchase, refinance, or home equity transaction.
The work is appointment-based and often comes in waves — busy during real estate season (spring and summer), slower during market downturns. Building relationships with multiple signing services and title companies helps smooth out the income fluctuations.
E&O Insurance for Signing Agents
While Errors and Omissions insurance is optional under Oklahoma notary law, many signing services require it as a condition of working with them. A policy covering $25,000 to $100,000 in liability typically costs $30 to $100 per year and protects you if a document error leads to a claim.
